The applicant is proposing revisions to reduce the area to be rezoned and request the zone change and text amendments to R-5A. The proposed zoning changes are sought in order to redevelop the historic convent into affordable housing units for senior citizens and to develop the surrounding grounds into a senior living community with a choice of living arrangements and a continuum of care and support services at 605 Stevens Avenue. The workshop is an opportunity for the applicant to present a plan to the Planning Board in an informal session which is open to the public. Public comments will be taken at this meeting.

The site is currently zoned Downtown Business B-3 along Congress Street and the Residential R-6 zone encompasses the rear portion of the lot. The application is to rezone the rear portion of the lot from R-6 to B-3. The applicant seeks the zone change in order to redevelop the site with a 7 to 8 story building with approximately 130 rental units, a retail store on the first level, and parking under and behind the building. The workshop is an opportunity for the applicant to present a plan to the Planning Board in an informal session which is open to the public. Public comments will be taken at this meeting.

The Board will consider a text amendment to the B-7 Mixed Development District Zone, which would allow bank drive-throughs on small lots, subject to various requirements, including minimum 3 to 4 story building heights and pedestrian orientation.
