Remote 7-27-2021 PB Meeting

638 RIVERSIDE STREET

To Residents and Property Owners: The Planning Board will hold a REMOTE workshop to consider a plan by DC Predevelopment, LLC. and the City of Portland to consider a proposal for the development of a 51,690 square foot, 200-person capacity emergency shelter at 654 (638) Riverside Street. The subject property is seven acres in size and is zoned I-M and I-H Industrial.  The workshop is an opportunity for the applicant to present a plan to the Planning Board in an informal session which is open to the public. Public Comments will be taken at this meeting.  Written comments should be submitted to planningboard@portlandmaine.gov. Please refer to the document, Guide to Public Participation in the Planning Board Process, for revised procedures for public comment which can be found at http://www.portlandmaine.gov/551/Development-Review.

To Residents and Property Owners: The Planning Board will hold a REMOTE workshop to consider a plan by TT Maine Venture, LLC. for a change of use at 477-481 Congress St. and 22 Preble St. to include a 196-room hotel, 4,700 sf of ground floor retail, and a 2,260 sf restaurant. The structures to be renovated include the 14-story Time and Temperature Building and comprise 202,000 gross sf in floor area sited on parcels totaling 78,680 sf in size. The subject parcels are zoned B-3 Downtown Business and are in the Congress Street Historic District. The workshop is an opportunity for the applicant to present a plan to the Planning Board in an informal session which is open to the public. Public Comments will be taken at this meeting. The subject property, the former West School site, is 3.35 acres in size. The workshop is an opportunity for the applicant to present a plan to the Planning Board in an informal session which is open to the public. Public Comments will be taken at this meeting.
