Remote 6-8-2021 PB Meeting

99 WINTER STREET

To Residents and Property Owners: The Portland Planning Board will hold a REMOTE public hearing to consider a zoning map amendment to map a B-3 Downtown Business Zone onto a parcel located at 99 Winter Street and 160 State Street.  The Downtown Height Overlay Map is also proposed for amendments.  The subject property is 28,953 square feet in size and is zoned R-6 Residential.  The map amendment is subject to review and recommendation from the Planning Board to the City Council. Public comment will be taken at this meeting. Written comments should be submitted to planningboard@portlandmaine.gov. Please refer to the document, Guide to Public Participation in the Planning Board process, for revised procedures for public comment which can be found at http://www.portlandmaine.gov/551/Development-Review.

165 LAMBERT STREET

To Residents and Property Owners: The Planning Board will hold a REMOTE public hearing to consider a zoning map and text amendment application to facilitate a new affordable housing development at 165 Lambert Street. Actions sought via this application include text amendments to the Land Use Code's Planned Residential Unit Development (PRUD) standards to modify open space requirements and to allow vertically-stacked dwelling units for PRUDs located in the R-3 zone as well as changes to the Neighborhood Center definition to accommodate food service. The proposed zoning map amendment would rezone the subject parcel and parcels within the proposed rezoning boundary (Summit Street: 431, 433, 449, 451, 457; Lambert Street: 117, 125, 145, 157, 159, 165, 179, 193, 201; Auburn Street: 544, 550, 564, 574, 622, 630, 640, 660, 668, 680, 690) from R-2 Residential to R-3 Residential. The map and text amendments are subject to review and recommendation from the Planning Board to the City Council. Public Comments will be taken at this meeting. Written comments should be submitted to planningboard@portlandmaine.gov.
