165 Lambert Street - Neighborhood Meeting Notice

Maine Cooperative Development Partners is reaching out to you today because you have expressed an interest in our project located at 165 Lambert Street. We are writing to let you know about an upcoming public meeting. If you live within 500 feet of the project or have completed an interested party request from the city, you will also receive the attached notice by mail.  

Please join Maine Cooperative Development Partners for a neighborhood meeting to discuss our plans for the Lambert Woods Neighborhood on the Washington Ave Ext and a proposed  zoning amendment.

Maine Cooperative Development Partners is working with the City of Portland to create Lambert Woods: an affordable, green, transit-oriented, walkable, neighborhood surrounded by conserved forest and wetlands at the property (officially 165 Lambert Street) bounded by Washington Ave Extension, Lambert, Auburn & Summit Streets

In order to accomplish the goals of the project, we have requested two zoning amendments from the Portland Planning Board:

  • A change from R2 to R3 to meet the neighborhood’s goals of conserving the majority of the forest habitat and the city’s goals of housing. 

  • A text amendment to the R3 zone to allow vertical stacking of units, which will allow us to serve a range of households types and generations by having 1, 2 & 3 bedroom homes. 

  • We had originally requested a strip of B1 along Washington Ave Ext to allow for the possibility of small retail like a coffee shop or neighborhood market, but after discussing with city staff we retracted that request.

The Land Use Code requires that neighboring property owners and residents on an “interested parties list” be invited to participate in this neighborhood meeting. A [electronic] sign-in sheet will be circulated and a record of the meeting will be taken. Both the sign-in sheet and record will be submitted to the Planning Board.

Under the City of Portland land use code, an applicant for a major site plan, master development plan, subdivision of over five lots, or zoning map amendment is required to hold a neighborhood meeting within 30 days of an application being deemed complete and no less than seven calendar days before a public hearing.
