170 Fore Street - New Development Review Project

To residents and property owners: Essex/North Portland LLC has submitted a Level 2 site plan application for a seven (7) story office and retail building at 170 Fore Street. The building footprint of 6507 and a total floor area of 46,277 sf. Access will be from Fore Street and the shared driveway alongside the site. Parking is proposed at the Ocean Gateway Parking Garage. The 11324 sf site is located in the India Street Form Based Code and is subject to review under Portland’s Site Plan standards and under Maine’s standards for a traffic movement permit.  In accordance with the Portland Land Use Ordinance, notices of receipt of a Level II Site Plan application must be sent to property owners located within 500 ft. of the subject property (or 1,000 ft. if the project is a subdivision or map amendment for a site located within an Industrial Zone). This application will be reviewed administratively by City Staff. This is the only notice you will receive.  A project and plan summary is available for viewing on the Citizen Self Service Portal (, by referencing Plan Number PL-000507-2019.
